Mold is one of the most misunderstood topics in home inspections. The internet tells you "all mold is dangerous." Reality is more nuanced. Here's how a professional inspector approaches it.

When to add air sampling

  • Visible mold > 10 sq ft anywhere in the home
  • Persistent musty odor with no visible source
  • History of water damage in basement, crawlspace, or attic
  • Anyone in the household has asthma, allergies, or compromised immune system
  • Lake-area homes (Albert Lea, Fountain Lake) with high water tables
  • Homes that have been vacant in summer with high humidity

What "black mold" actually means

"Black mold" usually refers to Stachybotrys chartarum, which is sometimes toxic, sometimes not, and looks similar to dozens of harmless dark-colored molds. The only way to know is lab analysis. The CDC's official position: any indoor mold growth should be remediated regardless of color or species, because the source moisture problem matters more than the species.

Reading your air sample results

Lab reports compare indoor spore counts to outdoor baseline. Generally:

  • Indoor < outdoor: Normal
  • Indoor ≈ outdoor with same species: Normal
  • Indoor >> outdoor or different species inside than outside: Indoor source โ€” investigate
