Why New Construction Homes in Minnesota Need an Inspection

The biggest myth in real estate: "It's brand new, the city already inspected it, I don't need to pay for an inspector." Wrong. Municipal building inspectors check code compliance — not workmanship, not buildability, not long-term performance. Independent home inspections on new construction routinely uncover dozens of issues.

What we find on new Minnesota construction

• Stucco moisture intrusion — Improperly flashed window heads, missing weep screeds. The most expensive defect we see.
• HVAC not commissioned — Improper refrigerant charge, wrong static pressure, undersized return ducts.
• Roof flashing errors — Step flashing missing at sidewalls, kick-out flashing absent at roof-wall transitions.
• Crawlspace / basement moisture barrier failures
• GFCI / AFCI omissions — Required by 2020 NEC but often skipped
• Insulation gaps — Visible with thermal imaging; major energy cost over time
• Drainage problems — Negative grading toward foundation
• Cosmetic defects — Drywall mudding, paint, trim alignment, scratched windows

Phase inspections: better than waiting for the end

The most thorough approach is three phase inspections during the build:

1. Pre-pour foundation — Verify forms, footings, rebar, vapor barrier before concrete
2. Pre-drywall (rough-in) — Inspect framing, plumbing, electrical, HVAC, insulation, windows before walls close up
3. Final / pre-closing — Full inspection of the finished home before you sign

By the time drywall goes up, defects in framing or plumbing are buried. Phase inspections let you catch them when they're cheap to fix.

Don't skip the 11-month warranty inspection

Most builder warranties expire 12 months after closing. An 11-month warranty inspection identifies any defects under warranty so the builder fixes them at no cost. This single inspection often saves buyers thousands in out-of-warranty repairs.
