Replacing a Minnesota HVAC system is one of the largest single-line repair costs a homeowner can face. The HVAC portion of a home inspection isn't a substitute for a tune-up โ it's a fast triage to flag systems with major issues or that are at end-of-life.
What we check
- Furnace โ Age, manufacturer, model, BTU rating, heat exchanger condition (visible portions), flame pattern, gas valve operation, venting condition
- AC condenser โ Age, model, operation, refrigerant line set, electrical disconnect, clearances, fin and coil condition
- Ductwork โ Visible portions, supply/return balance, insulation, sealing, asbestos wrap (older homes)
- Filter location and condition
- Thermostat operation
- Condensate drainage (high-efficiency units)
- Venting for combustion safety
Common findings in southeast MN
- Aging furnaces (15+ years). Average residential furnace life: 15-20 years. Past 15 years, plan for replacement budgeting.
- Single-stage AC near end of life. Average condenser life: 12-15 years.
- Undersized return ducts. Causes high static pressure, premature blower failure.
- Improper combustion air supply. Common in basement-installed furnaces.
- Cracked heat exchangers โ Carbon monoxide risk; immediate replacement needed.
- R-22 refrigerant ACs โ R-22 is no longer manufactured; repair costs spiral.
- Frozen evaporator coils โ Indicates low refrigerant or airflow issues.
- Missing condensate trap on high-efficiency units

What we don't do (and why you should still get a tune-up)
A home inspector's HVAC check is a pass/fail snapshot โ not a tune-up, combustion analysis, or refrigerant-charge measurement. After closing, schedule an HVAC contractor for a full service. More about our HVAC inspection scope.
